3BL was founded by Principal Brandon A. Palanker, a real estate and communications professional with over 25 years’ experience. Headquartered in Dallas, TX, the company undertakes development and advisory work throughout the United States and in Mexico.

Brandon began his career in mixed-use development and downtown revitalization arena as a part-time community liaison for the revitalization of the Glen Cove Waterfront in Glen Cove, NY. Building off his success as a business owner, Brandon utilized his public affairs experience to build public support for a 50-acre blighted waterfront, which was successful rezoned to include hundreds of residential units along with commercial and retail offerings. What had been an underutilized brownfield is today a vibrant waterfront community that helps support the adjacent downtown.

Prior to founding 3BL, Brandon rose through the ranks of Long Island based developer Renaissance Downtowns, leading new business development, marketing, and public affairs, becoming a Principal of the company while learning how to successfully facilitate the complex and interdisciplinary horizontal development process.

Over the course of his career, Brandon has led the entitlement of over 12 million square feet of mixed-use and transit oriented development. He is co-creator of the nationally renowned Crowdsourced Placemaking community engagement program which became the foundation for his current Co-Creative Placemaking platform www.cocreateourfuture.com.
